Demtroys: building energy management

Wireless energy visibility and heating control for multi-family and commercial buildings.

What it does

Two jobs in one system.

Built in Sherbrooke, Quebec since 2010

First, it gives owners and facilities teams a clear, real-time view of how a building uses energy. Second, it acts on that picture.

Demtroys is a building energy management system made in Canada. It brings together three parts that a property manager or facilities team will recognise:

  • PortalDemtroysLink shows consumption and suite conditions in real time, on any device, with reports and a 3D view of the building.
  • In the suitesWireless smart thermostats and sensors read temperature and humidity on their own secure network, with no building Wi-Fi needed.
  • On siteA control panel in the building runs the control logic locally, so control continues if the internet connection drops.

Together they control heating zone by zone, modulate output against the outside temperature and shed load at peak demand. Seeing the waste is only half of it. The value comes from the system adjusting the building in real time.

Demtroys lists electric baseboards, heat pumps, forced air and hydronic heating as supported. Suitability is confirmed building by building during the assessment.

Two decisions that matter

Built for occupied, retrofit buildings.

01

Savings continue through an outage.

The control panel runs on site and independently of the internet, so control and savings continue if the connection drops.

02

No building Wi-Fi required.

Thermostats communicate on their own secure wireless network, which removes the usual retrofit argument about network access, tenant routers and dead spots.

Smart heating control

Heat where it is needed, when it is needed.

The portal, DemtroysLink, shows consumption as it happens, on any device, with energy curves, personalized reports and 3D visualizations of the building.

Zoning
Each area gets exactly the heat it needs, with no overheating of empty or already-warm spaces.
Real-time modulation
The system reads the outside temperature on site and adjusts heating levels to suit.
Setback and occupancy
Heating and cooling follow an hourly schedule or actual occupancy, so empty suites are not conditioned for nobody.
Load shedding
At peak demand it coordinates when heating appliances fire, flattening the costly demand spikes that drive commercial bills.
Managed limits
Minimum and maximum setpoints, summer mode and other controls are set centrally, which stops a single suite running at 26°C all winter.

Who we serve

Buildings where energy is a top-three cost.

And someone is finally being asked to account for it.

How it works

Assess. Install. Track.

  1. AssessReview the building and set a clear energy baseline.
  2. InstallAdd the Demtroys management layer to the equipment you already run.
  3. TrackWatch consumption in the portal and measure the savings against the baseline.

Why Demtroys

The Power of Control. Le Pouvoir du Contrôle.

  • Real-time visibility, so decisions follow what the building is doing now, not last quarter's bill.
  • Control that pays back: zoning, modulation, setback and load shedding, measured against a baseline.
  • Wireless throughout, on a secure network of its own: a realistic retrofit in an occupied building.
  • Continuous optimization, with the system reviewed and adjusted rather than set once and forgotten.
  • Staff training and Canadian support included, not treated as an extra.

FAQ

The questions buyers ask first.

What does Demtroys do?

It gives buildings a real-time energy portal and controls electric heating, using zoning, modulation and load shedding to cut demand and waste.

Where is it used?

Across Canada, in residential, commercial and institutional buildings, most commonly in multi-family apartment portfolios.

Who supplies Demtroys in Canada?

Demtroys Technology builds the system in Sherbrooke, Quebec. Cool Estate supports and supplies it across Canada, and can assess a building and set the baseline.

What kinds of heating does it control?

Electric baseboards, heat pumps, forced air and hydronic heating. The GVT100 thermostat is rated to 4,000W.

Does it need the building's Wi-Fi?

No. The thermostats and sensors run on their own secure wireless network, and the control panel works on site independently of the internet, so control continues even if the connection drops.

How do I see my building's energy use?

Through the DemtroysLink portal, which gives real-time access to consumption data so you can act on it.

Demtroys is made by Demtroys Technology, 813 rue Longpré, Sherbrooke, Quebec. Cool Estate is its Canadian partner.

Start with a baseline.

We review the building, set a clear energy baseline and show where zone control will pay back.
